Reservation Policies
Visitors to Rooms
At Hidden View, overnight guests registered to the room are the only individuals that should be in the guest room and the common spaces. However, we love when our guests enjoy our property so much that they want to show it off to others. Short tours are fine. Please refrain from inviting outside visitors to the property for long periods of time as it may disturb other guests or prevent them from using the facility.
Pool Rules
Please be aware of the following:
- Swim at your own risk. The pool IS NOT lifeguard staffed.
- The pool is not commercially-permitted through the county. It does not have all of the features that would allow it to meet the stringent structural requirements. Examples: no handrail egress from deep end, no wired phone at poolside, 5 ft. fence vs. 6ft fence, etc.
- Pool use is for overnight guests only while staying with us.
- Outside guests are not permitted to use the pool.
Please respect and observe the following rules:
- NO GLASS in and around the pool. This includes wine glasses and glass bottles of any kind. Hidden View has acrylic drinking glasses for your convenience. Broken glass in the pool will require us to completely drain and refill the pool at your expense.
- If a storm is approaching, please discontinue your swim. Lightning and water are not a good combination.
- No running. It’s way too easy for kids and adults alike to slip and injure themselves.
- Dive responsibly. The diving board is in the deep end for a reason, no diving in shallow end of pool. If what you’re about to do starts with “Watch this…..” then it probably is not a good idea.
- Supervise children. Young children should always be monitored by an adult at all times. Do not leave your children unsupervised at the pool.
- Proper swimming clothing is required. Toddlers must wear swim-proof diapers. This probably doesn’t need an explanation, but accidents do happen.
- Please do not relieve yourself in our pool… that is just gross and creates and unsanitary environment for other guests. If someone should get sick while in the pool, notify us immediately and vacate everyone from the pool.
- If an accident occurs, please notify us immediately so we can offer medical supplies (e.g. bandaids) or get help asap.
Quiet Times
Outdoors: While we in a rural environment, sound travels well so in consideration of our neighbors we ask that you please observe the following for outdoor music:
- Sunday – Thursday – please turn off by 10pm
- Friday and Saturday – please turn off by 11pm
Indoors: Most of our guest rooms are located in close proximity to each other. Out of respect for your fellow guests, we ask that you keep your conversations and music to a minimum after 10 pm.
Music in common areas and lights on the patio areas are set on timers so will automatically shut off at 11pm. If you would like them to stay on longer, please touch base with us. If no other guest concerns, we’re happy to keep them on for as long as you like.
Smoking
This is a smoke-free property. If you must smoke (including vaping) we ask that you do so outside away from the decks, patios and from other guests that might be enjoying the space.
Pets
We love animals, however, we chose to make the inn a pet-free place to stay. Many people are allergic to pets and their dander can last long after spaces have been cleaned and the pets have left the property. There are some pet boarding places near us we can recommend, if you want to travel here with your pet.
We do respect and honor ADA requirements for legitimate service animals. The ADA does not recognize emotional support pets as a service animal, and therefore neither do we.
Breakages
We understand that sometimes accidents happen. Should you break anything please let us know immediately – if it’s minor we usually won’t hold your responsible for replacement. If it’s a larger issue (e.g. the TV screen) we’d like to discuss the replacement costs prior to your departure from the property.
If you should have a medical issue or an issue caused by overindulging in the areas many wineries, breweries, or wedding venues please notify us immediately. Health department regulations require us to report these events and clean in a specific manner. Please make every effort to make it to the bathroom. Our luxury linens, mattresses, rugs are a mainstay at Hidden View and are offered to you for your enjoyment and comfort. Should they be damaged or soiled they may need to be replaced immediately at your expense.
Entire Inn Rental
A Venue Use Agreement is required in advance for all events where day guest visitors are invited. Additional fees apply.
Accessibility
At our Northern Virginia bed and breakfast, we make sure every guest enjoys a comfortable, seamless experience from the moment of arrival until it’s time to leave. The ranch manor Virginia inn was built in 2004, and although we continue our efforts, significant steps have been taken to meet the standards of the Americans With Disability Act (ADA) so that each visitor can experience the best of what we have to offer. Accessible Accommodation(s)
- Sanctuary Suite – Suitable for guests with limited disability. Located on the first floor and features 36” doorways for access to the bedroom and the bathroom. This guest room offers a barn door vs. angled door, tub/shower combination, and a separate single step up shower with seat and handheld showerhead.
- Tranquility Suite – Suitable for guests with limited disabilities. Located on the first floor and features 48” doorways for access to the bedroom and the bathroom. This guest room suite offers a separate single step up shower with multiple heads, dual doors and seat. The multi-therapy tub is a drop-in requiring two steps up to access and side handrails are provided. Please note: both of the water closets in this suite have narrow doorways.
Physical Barriers to Accessibility
- Haven Suite is located on the second floor. There is no elevator and guests must navigate numerous steps to access this room. This guest room offers a single step shower that is located directly behind the angled bathroom doorway, and has narrow doorways. This guest room will not accommodate a wheelchair or scooter.
- Serenity Suite offers a tub/shower combination and narrow doorways which would not accommodate a wheelchair or scooter.
- Amity Suite offers a tub/shower combination and narrow doorways which would not accommodate a wheelchair or scooter.
Additional Ways We Strive to Comply with the ADA
It is our standard operating procedure that individuals with disabilities be able to make reservations for an accessible accommodation during the same hours and in the same manner as individuals who do not need an accessible room.
- We have identified and described accessible features as well as physical barriers with enough detail to allow individuals with disabilities to determine independently whether a given guest room meets their accessibility needs.
It is our standard operating procedure to ensure that our accessible guest room option is held for use by individuals with disabilities. However, we protect our clients’ right to privacy of disclosure.
- We guarantee that an accessible guest room, once reserved, is held for the reserving customer and is removed from all reservation systems. We make reasonable efforts with third-party reservation systems to ensure that an accessible room is available through at least some of these services and that information concerning the accessibility of the room is included on their reservation platform.
- Guests with legitimate service dogs will be provided access to all areas of the inn where members of the public are allowed to go.

Hidden View Bed & Breakfast is a United States-based business that complies with applicable laws to protect your personal information. Collection & Storage of Personal Data
The processing of personal data, such as the name, address, email address, and telephone number of our customers, shall to the best of our knowledge, be in line with the General Data Protection Regulation (GDPR), and country-specific data protection regulations.
- We only collect personal data to deliver accommodations in a safe and legal way for both us and our guests.
- As we only use personal data for the purposes mentioned in the point above, we assume guests give consent by a clear affirmative action (entering their own personal data by themselves and confirming the reservation by pressing a button in the system).
- We collect the following personal data: name, address, phone number, email address, and credit card data.
- We never collect personal data for accompanying children under 16.
- We never use personal data for profiling purposes.
- We never sell personal data that we have received to a third party.
- Subscriptions to receive email updates are held indefinitely.

Email Marketing
Hidden View Bed & Breakfast operates an email mailing list program to inform consented subscribers about news, specials, and events. The subscriber’s details are collected, processed, managed, and stored following the regulations named in the privacy policy above.
Email marketing messages may contain tracking beacons, tracked clickable links, or similar server technologies in order to track subscriber activity within email marketing messages. Where used, such marketing messages may record a range of subscriber data relating to the customer’s engagement, geography, and demographics. Through our emails, you may unsubscribe or opt-out at any time.
Subscriptions to Newsletters
Our customers are informed regularly about offers, specials, and events using newsletters. The customer may only receive our newsletter by (1) having a valid e-mail address and (2) the customer consents to the subscription.
The personal data collected as part of a newsletter registration is only used to send our newsletter. There will be no transfer of personal data collected by the newsletter service to third parties. The newsletter subscription may be terminated by the customer at any time. The consent to the storage of personal data, which the customer has given, may be cancelled at any time.
